TERMS CONDITIONS OF RENTING |

1. |
Rent - is payable monthly in advance by standing order. In the case of joint tenancies only one standing order can be accepted. |

2. |
Security Deposit - an amount equivalent to one months rental and payable in advance to be returned subject to any deductions e.g. breakages after the tenancy has ended and the property checked. Banker's drafts and building society cheques are the only acceptable forms of payments. Personal cheques cannot be accepted. Cash cannot be accepted for security reasons. |

Tenant's Set up Fee - To cover our administration costs, costs of credit reference and where appropriate, the cost of drawing up an inventory of the property's contents and condition. Personal cheques, building society cheques or bankers draft are the only acceptable forms of payment for Tenant Set up Fees. Cash cannot be accepted for security reasons. |

References required - Applications for a tenancy are independently assessed by a credit-referencing agency. An Application form is completed and confidently processed, with a result normally in 48 hours. |

5. |
Advanced Payment - A sum paid at the time the application is made to hold the property. This is credited against the security deposit when the tenancy proceeds. If the result of the credit reference is unsatisfactory or the application is withdrawn by you, no refund can be made. If a satisfactory reference is obtained and the landlord withdraws the property before a tenancy agreement is signed, then a full refund will be made. |

Rental Term - The normal minimum terms is 6 months. Other terms are available by negotiation. |

7. |
Boards - The agent reserves the right to erect 'Let By' boards for a short period of time after the start of each tenancy period for marketing purposes. |

8. |
Possession - Possession of the property will be granted on the date of commencement of the agreement, providing all of the tenants and any guarantors have signed the agreement and all outstanding monies are paid to Morris Property Management Services. Payment may only be made by banker's draft or building society cheque. |

|
9. |
Non-Managed Lettings - Where Morris Property Management are not responsible for the management of the tenancy, the security deposit will be forwarded to the landlord to hold. You will be supplied with the Landlord's contact details to report any maintenance issues. |
|
|
10. |
Timescale - A minimum of seven working days will be the time required before move in (subject to satisfactorily received references and property availability) Please bear this time frame in mind. |
|
|
11. |
Guarantor - Guarantors may be required in certain situations. A credit check will be required prior to any application being considered. It is the responsibility of the potential tenants to make sure that guarantors sign the lease and other documentation prior to or on the day of sign up, or a move in will not occur. All signatures must be witnessed by a member of Morris Property Management Services at the time of signing. All guarantors are signing a legal document and must be aware of their liabilities to cover the rent and security deposit should tenants default on payment or if the property is damaged. Please bear all of the above in mind particularly if guarantors live a long distance away. |

Restrictions - some rental properties have certain restrictions allocated by the landlord relating to sharers, smokers and tenants with pets. If a pet is to enter a property, then the security deposit will reflect this, depending on size and species of pet. All applicants must be over the age of 18. |

13. |
Taking care of your new home - One you have signed the tenancy agreement responsibility for the property will rest with you, the tenant. You must report immediately any maintenance, gas or electrical faults to your landlord/agent for landlord. |

14. |
Further responsibilities include: |

|
|
|
Ensuring you have a valid television license registered in your new address (whether ownership of the TV is the landlord or yourself) |
|
|
|
If you are entitled to Housing Benefit,
that you provide all relevant information to the Local Authority together
with a claim form and obtain a receipt prior to commencement of tenancy |
|
|
|
Arrange payment of council tax and associated utility bills including gas, electric and water. |
|
|
|
Responsible for upkeep of any gardens |
|
|
|
Contents insurance - you must ensure that you have adequate insurance to cover your own personal contents, as these will not be insured under the landlords building and contents policy. |

15. |
Your Tenant Folder - Upon signing of your agreements Morris Property Management Service will provide you with a Welcome folder, which you should read carefully and keep it safe as will contain lots of useful information such as a copy of your tenancy agreement, a welcome letter explaining what service we have with your landlord as agent, a copy of the gas safety record if applicable etc. |

16. |
Inventory - An inventory will be provided to you on the property contents and condition by the landlord or the landlord's agents. |
|
|
17. |
Early termination of your tenancy - Upon it being agreed by your landlord the tenancy will be terminated by the tenant providing one month's written notice, such notice to expire on a rent payment date and may be subject to the tenant paying an early release fee. |
